Alpine Solicitor’s have a team of solicitors who have intensive experience in areas including conveyancing and immigration work. We work on hourly basis, fixed fee and CFA/Conditional Fee Agreement basis. In case of conveyancing and immigration matters we work on fixed fee basis.

Our firm’s fee structure for conveyancing and immigration work is as under: 

We are experienced conveyancers in connection with sale and purchase of takeaways and grocers businesses and preparing commercial leases. 

It will be helpful for our customers to understand the meaning of few relevant legal terms regarding the costs. The term ‘costs’ refers to the firm’s charges plus Value Added Tax (VAT) if applicable. The term ‘disbursements’ refers to any expenses that are subject to VAT which the firm incurs on your behalf, including any third party fees. The term ‘expenses’ refers to any non-VAT chargeable expenses the firm incurs on your behalf.

Conveyancer’s fees / Residential conveyancing fee

Search fees: Local search fees/expenses differ council to council from £120 to £190 but it is around £150 VAT is applicable on local searches.

Surveys: Surveys are expensive and it costs from £300 to £450

Disbursements / Purchase: The current SDLT threshold is £125,000 for residential properties and £150,000 for non-residential land and properties. There are different rules if you’re buying your first home. You get a discount (relief) that means you pay less or no tax if:

Alpine Solicitors negotiates commercial lease on your behalf and the fee, costs and disbursements for a new lease is given as below:

Commercial Lease

Legal fee/Solicitor’s fee: £800 plus VAT

If the lease is for the term of 7 years or more it must be registered at Land Registry and must pay SDLT and Land Registry fee as mentioned before in the same way as buy a freehold property and pay the searches fees and other costs and disbursements.

SDLT & Land Registry fee is paid on lease based on premium you paid to seller of business if any and you will pay the rent to the landlord. The same threshold is applicable when you purchase of property pay the disbursements.

Example: We give an example here to understand the total costs and disbursements you have to pay when you buy a freehold property or get a property on lease. Say you buy a house and its price is £150,000 you will pay solicitor’s fee, VAT, local searches or survey’s fees, SDLT and Land Registry fees. In view of the above rules your total bill will be as under:
